Purpose:
To provide excellent day-to-day management of RER properties, with a strong emphasis on communication with tenants, financial management and operational management.
Responsibilities – Property Manager
- Develop and maintain outstanding tenant relations to maximize renewal potential
- Manage maintenance and investment for the buildings to assure high quality structures
- Establish effective budget & financial systems to minimize costs while maintaining quality
Skills and Competencies Required:
Tenant Relations
- Weekly visits to tenants to assure excellent communication, respond to needs & inspect buildings
- Display, through your actions and responses, that we have high quality but low cost buildings
- Prompt and courteous reply to tenant questions and requests
- Successful resolution of tenant concerns / issues
Operations
- Manage contractors to ensure highest quality service to tenants at reasonable cost
- Weekly inspections of properties to assure excellent visual appeal & cleanliness
Financial
- Prepare Annual Budgets with bookkeeper
- Analyze actual vs. budget monthly for both income and expense
- Prepare Year End Reconciliations
- Code Invoices Monthly and assure bills are correct and paid in a reasonable time frame
- Obtain Annual Bids for building services

Qualifications:

- Job Description: Asset Manager
Oak Grove Capital, a full service commercial mortgage banker seeks a Risk Manager for their Asset Management Department (St. Paul, MN location). Position requires proactive asset management and timely execution of duties of an assigned portfolio of Fannie Mae, Freddie Mac and/or HUD multifamily loans. Primary duties are as follows:
• Timely analysis/review of quarterly loan level operation statements
• Responsible for quarterly action plans/loan level reviews for in house risk management as well as agency risk management
• Risk Rating Analysis for assigned loan portfolio (internal and external parameters)
• Recommends problem loans to internal Special Servicing Group
• Review and follow up on physical property inspections, deferred maintenance monitoring and follow up
• Delinquency monitoring (with Servicing group) and appropriate follow up actions
• Process management company changes
• Assist in Transfer/Assumption review and analyses
• Review and approve replacement reserve and special escrows disbursements
• Knowledge of Cap/swap/hedge monitoring for loan level documents, if applicable
• Knowledge of and ability to process transactions such as easements, condemnations, and SNDA’s.
• Respond to all customer inquiries regarding their account
• Identify and evaluation performing trouble markets within the assigned portfolio
• Meet stringent deadlines and work quality standards
• Communicate with agency investors for loan level concerns such as status of loan, project and borrower
• Work with department management to document and streamline internal processes as well as work with other areas within the company to assist with portfolio retention
Degree in Real Estate, Finance, or related business field with four years (minimum) in multifamily and/or commercial real estate finance and/or property management required. Exposure to multifamily real estate development, special asset management, senior housing and/or affordable housing a plus.
Candidate should have strong leadership with demonstrated ability to help develop team members, analytical and problem solving skills, ability to multi-task and prioritize work, able to interact with all levels of internal and external customers as well as function both as part of a team and independently. Candidate must be proficient in Microsoft Office, specifically Word and Excel. Some travel required for this position. This position reports to the Asset Management Department.
